Owners Corporation Rules
Under the Owners Corporation Act 2006 (Vic):
An occupier of a lot—
(a) must comply with this Act and the
regulations under this Act and the rules of
the owners corporation; and
(b) must not use or neglect the common property
or permit it to be used or neglected in a
manner that is likely to cause damage or
deterioration to the common property.
Rules are enforceable against owners and occupiers, including short-stay occupiers, with civil penalties of up to $1100 per breach (as determined by VCAT).

Model rules
Except where specifically overriden by the above specifically adopted rules, the Model Rules apply.
The model rules are from Schedule 2 of the Owners Corporation Regulations 2018.
Good to know
Smoking
Smoking of any type is not permitted in any common areas – i.e. within the building, in the car park, on the podium or outside the front entrance.
Odours
To help maintain a healthy and pleasant environment for everyone, residents should take all necessary precautions to prevent smoke or cooking odours from entering lobby or common areas. The use of a draught stopper or similar device along the bottom of the apartment door is recommended.
Balconies
(refer also to Rule 7 under Rules Specific to City Condos)
To prevent damage and nuisance to properties below, no items (including water) should be allowed to fall or be thrown from balconies.
- If you are watering plants, please ensure that no excess water is allowed to fall from your balcony.
- All Air Conditioning units should have an evaporation tray so that the water from them does not fall from the balcony.
- To clean a balcony, it should be swept and mopped and the waste-water disposed of inside the apartment.
- Please make any cleaners or trades people that you employ aware of this rule.
- Note that the chutes from balconies are not connected to drains. They are to manage rainfall only.
- Ensure that no items hang over the exterior of a balcony.
Car park safety
Residents are reminded to ensure that their vehicles are locked when in the car park, and not to leave any valuables in sight. These basic safeguards can reduce the risk of theft.
